Commercial Property Inspection

Our Commercial Property Inspection includes a thorough and comprehensive, non-invasive inspection of the visible and accessible components of the property, in compliance with the InterNACHI Standards Of Practice (found under the RESOURCES menu above). A general outline of the items, systems and components that we inspect is as follows: 


Exterior & Terrain 

· Roof covering, chimney, and penetrations; gutter system, flashing, soffits and fascia

· Siding and trim; windows and doors; exterior penetrations

· Decks, porches and fences; walkways, patios and driveways; vegetation, drainage and grading


Interior, Attic & Garage 

· Doors and windows; ceilings, walls and floors; stairways and railings; cabinets and counters

· Kitchen appliances, garage door opener hardware, garage attics

· Attic insulation and ventilation; framing and sheathing; exhaust fans and ducts


HVAC System

· Operation and condition; vents and flues; combustion air and supply air; filters and ducts


Plumbing & Water Heater 

· Supply and distribution piping; water heater and flue; toilets, sinks, tubs and drains


Electrical

· Main panel; interior electrical, exterior electrical and garage electrical 

· Safety devices; GFCI and AFCI devices; grounding and bonding


Foundation & Structure

· Foundation; floor structure, wall structure, roof and ceiling structure; basement and crawlspace


All inspections include comprehensive thermal imaging of walls, ceilings, and foundation areas, with additional scans conducted after sustained water operation to identify concealed leaks and moisture intrusion. Where feasible, a minimum of 10 minutes of water flow is run at every faucet, and every toilet is flushed five to six times to stress-test the plumbing system and drainage. Our inspectors also conduct moisture meter testing at sample areas around the perimeter of the foundation and any other areas suspected of moisture intrusion, providing a more complete picture of the building envelope's condition.


While sampling and laboratory testing of mold or asbestos-containing materials falls outside the scope of a standard home inspection, any biological substance with the potential appearance of mold will be identified and reported, and any material suspected of containing asbestos will be noted.


A limited appliance test is conducted using primary operating controls to verify primary function. A representative number of accessible electrical outlet is tested using a dedicated outlet tester to identify wiring faults, improper grounding, or reverse polarity. Carbon monoxide levels are also monitored throughout the inspection process. Attics, if safe to do so, are entered and traveled end to end, or wherever accessible. Professional drone technology is utilized for any roof deemed inaccessible due to height or weather conditions.


Our inspectors utilize professional-grade tools including thermal imaging cameras, moisture meters, carbon monoxide detectors, electrical outlet testers, and drone technology to ensure nothing goes undetected that could be detected. Our inspections are thorough and careful, and our reports are detailed, including realistic and practical solutions to many of the common problems found during a home inspection.
